Development Permit approved by the Town of Sylvan Lake

The development permit for a detached dwelling located at 5120 48 Ave. was approved by the Town of Sylvan Lake during a council meeting on March 11.

While the application was approved, the approval did come with conditions. They include:

- prior to the issuance of a development permit the applicant shall submit a site grading plan for Town approval

- the development needs to be constructed following the approved plans

- the applicant needs to ensure compliance with all federal, provincial, and municipal statutes, regulations, and codes

- the property needs to be maintained to the satisfaction of the development authority

- the development needs to be in accordance with the Land Use Bylaw

- the development needs to be in accordance with the Water and Sewer Bylaw

- any future development on site will require a separate permit application

- all construction materials, supplies, and equipment are to be stored on the property and not on the roadway

- the developer needs to ensure the continuous cleanup of construction debris tracked onto the public roadway where access is provided to the property

Mayor Megan Hanson said the new home, located at 4120 48 Ave., fits with the town’s plan to improve its waterfront area.

“The Sustainable Waterfront Area Redevelopment Plan provides us with some high-level direction that was considered as we looked at this application. It provides recommendations on overall size, setbacks, and finishes which were incorporated into the final permit conditions.”

Council looks at a number of different things when deciding to approve a development permit to make sure that the new addition will create a positive impact on the neighbourhood.

“Council looks to see if it is in line with the Land Use Bylaw and any other guiding documents,” Hanson said.

”We also look at how it may affect the neighbourhood and review any feedback received from neighbours or other internal or external agencies.”
